Local SEO
Local SEO for HVAC, roofing, plumbing and electrical companies
How we help your company win the Google map pack and get recommended in AI answers.
Definition: local SEO is the work of making a home service company appear, and look trustworthy, when homeowners search for its trade near them in Google Maps, Search and AI answers.
How Google ranks local results: mainly relevance, distance and prominence. Nobody can pay for a better local ranking.
Typical timeline: months, not days. We agree targets in writing and report rankings every month.
What is local SEO for a contractor?
Local SEO for a contractor is the set of tasks that make your company easy to find and easy to choose when a homeowner searches for your trade near them. It covers three places: the Google Maps pack, the regular search results and the answers AI tools give. A search such as "AC repair near me" becomes a phone call only when your company appears and looks trustworthy.
How does Google rank local businesses?
Google says local results are mainly based on relevance, distance and prominence. Relevance is how well your profile matches the search. Distance is how far you are from the searcher. Prominence is how well known you are, based partly on information from across the web, such as links, articles and directories, and on your reviews. Google also states that no one can pay for a better local ranking.
| Factor | What it means | Can we change it? | What we do |
|---|---|---|---|
| Relevance | How closely you match the search | Yes | Categories, services, service pages and city pages |
| Distance | How far you are from the searcher | No | Set service areas honestly and build pages for areas you serve |
| Prominence | How well known you are | Yes, over time | Reviews, citations and local links |
What does a local SEO service include?
A complete local SEO service has seven components, and they work as one system. Missing one usually caps the results of the others.
| Component | What it covers | Why it matters |
|---|---|---|
| Business Profile | Categories, services, areas, hours, photos, posts | It decides much of what appears in the map pack |
| Service pages | One page per core service | Tells Google and customers what you do |
| City pages | One page per area you really serve | Tells them where you do it |
| Reviews | Request routine and replies | Supports prominence and customer trust |
| Citations | Consistent name, address and phone on listings | Avoids conflicting information about your business |
| Technical basics | Crawlable, fast pages, matching structured data | Lets search systems read your pages |
| Reporting | Map, search and AI answer rankings | Shows what is working |
How do you win the map pack?
You win the map pack by being the most relevant and most prominent business near the searcher. Distance is fixed, so the work focuses on the two factors you control.
- Relevance: the right primary category, only the secondary categories that are true, accurate services, and pages that match how people search.
- Prominence: a steady flow of genuine reviews, consistent listings and local links that show Google your business is real.
Results differ by city, so we measure from the areas you actually serve. Our review calculator shows how many reviews a target rating takes. Read how Google Maps ranking works and what local SEO is for the background.
What do you do with my Google Business Profile?
We set up, correct and maintain your Google Business Profile under your ownership, following Google's guidelines for representing your business. It is the most important local asset you hold because it decides much of what appears in the map pack. See our Google Business Profile optimization service and the profile checklist.
| Profile field | What Google's guidelines say | What we do |
|---|---|---|
| Business name | Use your real-world name. Taglines, phone numbers and keywords in the name can lead to suspension. | Match the name on your truck, invoices and website |
| Categories | Choose the fewest categories that describe your core business, and do not use them as keywords. | One accurate primary category and only true secondary ones |
| Address | Service-area businesses should hide the address from customers. | Hide a home address and set the service area to where you work |
| Hours | List your regular customer-facing hours. | Keep them accurate, including holidays |
| Photos and posts | Keep the profile current. | Add real project photos and updates |
Why does service-area setup matter?
Contractors often serve customers at their homes and run the business from a home address. Google treats these as service-area businesses, and an inaccurate setup can lead to suspension. We set the service area to match where you really work.
What do service pages and city pages do?
Service pages tell Google and customers what you do, and city pages tell them where you do it. A strong page names the service and the place, then gives facts: how the job works, what affects the price, how fast you respond and how to book. We avoid copying one city page across many towns, because duplicate pages add little value. Each city page needs real local detail, such as the neighborhoods you serve and common problems in that area. If you travel to customers, our guide to local SEO for service-area businesses explains how city pages cover places outside your profile.
How do reviews and citations fit in?
Reviews and citations are the proof behind your rankings. Google says more reviews and positive ratings can help your local ranking, and that replying to reviews shows you value customers. We set up a review request routine that follows Google's policy, and we fix duplicate or inconsistent listings so there is one clear version of your business. Read whether Google reviews help SEO and our Google reviews guide.
- Review links and QR cards from our free tools.
- Reply drafts for every review, approved by you.
- Citation cleanup: one name, one address, one phone number.
How much citations alone move rankings is a judgment call and varies by market. We treat them as housekeeping that removes conflicts, not as a growth lever by themselves.
How do you get my company recommended in AI answers?
We make your business easy to understand, consistent everywhere and worth quoting. Google states there are no additional requirements to appear in AI Overviews or AI Mode and that standard SEO best practices apply: crawlable pages, helpful text in readable form, internal links and an accurate Business Profile. We apply those carefully, then measure the result.
Nobody can guarantee a mention in an AI answer. Each month we ask the same local questions in each AI tool and report whether you are named. Read more about how AI-based SEO works.
What does the six-month plan look like?
The first month is an audit and fixes, then pages, reviews and measurement run in parallel. The chart shows our planned workstreams. Timing varies by market, and the review at month six is where agreed targets are checked.
Which local SEO numbers do we track?
| Measure | Where it comes from | What it tells you |
|---|---|---|
| Map pack position | Ranking checks from your service areas | Whether you appear where customers search |
| Organic position | Search results for agreed searches | Whether service and city pages rank |
| Review count and rating | Your Business Profile | Prominence and trust |
| Profile actions | Business Profile performance data | Calls and direction requests Google reports |
| AI answer mentions | Monthly repeated questions in AI tools | Whether you are named. Results vary and are not guaranteed |
How long does local SEO take to work?
Local SEO takes months, not days. Profile fixes and reviews can move map rankings sooner, while competitive organic rankings take longer. We cannot promise a date, so we agree targets in writing and back them with our ranking refund.
What mistakes hurt contractors most?
- Putting keywords or a tagline in the Business Profile name, which Google's guidelines warn against.
- Showing a home address instead of hiding it for a service-area business.
- Offering discounts for reviews, which Google prohibits.
- Copying one city page across many towns with only the name changed.
- Listing services or areas you do not actually cover.
How does local SEO compare with ads and lead marketplaces?
| Local SEO | Paid ads | Lead marketplaces | |
|---|---|---|---|
| Speed | Slower: months | Faster: starts when launched | Fast |
| Cost model | Monthly service fee | You pay for clicks or leads | You pay per lead or fee |
| Ownership | You own the pages and profile | Stops when you stop paying | The platform owns the relationship |
This comparison is our general judgment, not data from a study. Many companies use more than one channel, and local SEO is the one that builds an asset you keep. For the HVAC version, see HVAC marketing channels compared.
How much does local SEO cost?
Our plans start at $1,000 a month for one location and one trade, $2,000 for several cities and $3,500 for multiple locations or trades. One agency lists a range of $1,500 to $5,000 and above per month on its own pricing page, and most agencies publish no prices. Your final scope sets the final price, and the pricing page explains each plan. You start with a paid AI visibility audit, credited to your first month.
Who is local SEO for, and who is it not for?
It suits established home service companies that want steady local demand and can handle more calls. It is not a fit if you need leads this week, serve only one-off emergency jobs with no budget for months of work, or are not ready to ask customers for honest reviews.
Which trades do you work with?
We work with home service companies, starting with HVAC and roofing, and also plumbing and electrical. See how we run HVAC local SEO and roofing local SEO. Book your audit to see where your company stands.
Frequently asked questions
Can I pay Google to rank higher in the map pack?
No. Google states that it does not accept payment to improve a business's local ranking. Paid ads are separate from organic and map results.
Do I need a storefront to rank locally?
No. Service-area businesses can have a Business Profile and hide their address, following Google's guidelines.
Do you guarantee calls or jobs?
No. We work on rankings and visibility, which we can measure. Calls and jobs also depend on your pricing, availability and sales process.
Do I own my accounts and content?
Yes. Analytics, Search Console and your Business Profile are set up under your ownership, and everything we publish lives on your website.
