What is local SEO? A guide for home service contractors

How local SEO works, what it includes for a contractor with no storefront, what it costs, and the local SEO claims you should not trust.

Definition: Local SEO is the work of improving where a business appears in Google results tied to a place, mainly the map pack and Google Maps, plus the regular results and AI answers that show for local searches.

Main fact: Google says local results rely mainly on relevance, distance and prominence. For a contractor, the Google Business Profile, reviews and website pages carry most of that work.

What we do: We run local SEO for HVAC, roofing, plumbing and electrical companies from $1,000 a month, through our local SEO services. We do not promise calls, jobs or ranking dates.

What is local SEO?

Local SEO is the practice of improving how a business ranks for searches that have a place attached, such as "AC repair near me" or "roofer in Tampa". It covers three places a result can show up.

A local search leads to three result areas: map pack and Maps, regular results, and AI answersAC repair near meMap pack and MapsDriven by yourBusiness Profile, reviews and linksRegular resultsDriven by yourwebsite pages(our judgment)AI answersReported, notcontrolled(our judgment)
Local SEO targets the map pack and Maps, the regular website results and AI answers that appear for a search with a place attached.

The map pack is the short list of businesses with a map that Google shows for many local searches. Google draws map pack listings from Business Profiles. Regular results are the website links below it, and AI answers are the summaries that sometimes name local businesses.

How does local SEO work?

Google ranks local results mainly on relevance, distance and prominence. Relevance is how well a Business Profile matches the search. Distance is how far the business is from the searcher. Prominence is how well known the business is.

FactorWhat Google saysWhat you can do
RelevanceHow well your Business Profile matches what someone searches for.Complete the profile and match your categories and services to what customers search.
DistanceHow far each business is from the searcher.Almost nothing. Keep your location or service area accurate.
ProminenceHow well known you are, based on information such as links and reviews.Earn reviews and get links and mentions from other sites.

Google also says no one can request or pay for a better local ranking. It publishes no weights for these factors, so any exact percentage you see for them is a guess. Our guide on how Google Maps ranking works covers the factors in depth, and our guide on whether Google reviews help SEO shows what Google confirms about reviews.

How is local SEO different from regular SEO?

Local SEO adds distance and a Business Profile to the work, and it competes for the map pack as well as web links. Regular SEO ranks web pages for a topic, wherever the searcher is.

What does local SEO include for a contractor?

Local SEO for a contractor has six parts: the Business Profile, reviews, service pages, consistent listings, links and mentions, and tracking. The table says which parts Google itself confirms.

PartWhat it isEvidence
Business ProfileVerified, complete listing with services, hours and photosGoogle lists verifying, complete information and photos as ways to improve local ranking.
ReviewsAsking every customer and replying to every reviewGoogle says more reviews and positive ratings can help local ranking.
Service pagesOne page per service and city you want to rank forCommon practice. Google has no statement on city pages.
Consistent listingsThe same name, address and phone on other sitesGoogle says to keep your information up to date. Citation weight is expert opinion.
Links and mentionsOther sites that link to or name your businessGoogle names links as part of prominence.
TrackingMap rankings by location, calls and requestsOur method. Google gives no ranking report.

Our Google Business Profile optimization page covers the first part, and our profile checklist lets you audit it yourself. Our Google reviews guide covers the second.

What does local SEO mean for a service-area contractor?

For a contractor who travels to customers, local SEO runs on one service-area Business Profile with a defined service area and no public address. Google allows one service-area profile for a business without a storefront. Read our guide to local SEO for service-area businesses for the full rules.

1service-area profile per business that travels
2 hoursof driving, about, is the guideline limit for a service area
0P.O. box or unstaffed virtual office addresses accepted

Google says a plumber who runs the business from home should hide the home address. A P.O. box or a rented virtual office is not acceptable as a business location. The business name must be your real name, with no service or location keywords added. Breaking these rules can get a profile suspended, and our guide to a suspended Google Business Profile covers the appeal.

Why it matters: Most local SEO guides assume a shop with a street address. A contractor with no storefront follows different profile rules, so copying a guide written for restaurants can put a profile at risk.

How do you do local SEO, step by step?

You do local SEO in seven steps, starting with the profile and ending with tracking. The order is our judgment, because the profile gives every later step something to build on.

  1. Fix the profileVerify it, choose the category that matches your main service and complete every field.
  2. Set the service areaAdd the cities you serve, and hide your address if you work from home.
  3. Start the review habitAsk every finished customer with your review link and reply to every review.
  4. Build service pagesWrite one page per service and city you want to rank for, with real content for each.
  5. Clean up listingsMake your name, address and phone match everywhere they appear.
  6. Earn links and mentionsGet named by suppliers, associations and local sites, which Google counts toward prominence.
  7. Track by locationCheck map rankings from several points in your service area each month.

How long does local SEO take?

Google gives no timeline, so any promise of a date is a guess. Time to results depends on how many strong competitors serve your area and how much of the work above is already done.

We do not promise ranking dates. We set agreed ranking targets with the client and review them at six months by default, as part of our ranking refund. That review period is our contract term and not a Google rule.

How much does local SEO cost?

Our local SEO plans start at $1,000, $2,000 and $3,500 a month, and the final scope sets the final price. The audit fee is credited to month one if you continue.

Aimarketify local SEO plans start at $1,000, $2,000 and $3,500 a month, and the final scope sets the final price.

See pricing for what each plan includes. Other agencies price differently, so compare scope and not only the monthly number.

Should you do local SEO yourself or hire someone?

Do the basics yourself if you have the time and hire help when competitors are strong and your time is the constraint. This is our judgment, not a rule.

DIY fits when

You have time each week, your competitors have few reviews and you can follow Google's profile rules.

Hiring fits when

Competitors are strong, you have no time for reviews, pages and tracking, or a suspended profile has already cost you work.

A good first step either way is an audit that shows where you stand. Our AI visibility audit scores your map rankings, reviews and AI visibility, and the fee is credited to month one if you continue.

Which local SEO claims should you not trust?

Distrust any local SEO statistic that gives no source or method. We read five popular guides on this topic, and most of their numbers had no linked source.

Common claimWhy we do not repeat it
"46% of searches have local intent."The guides that quote it link no primary source.
"76% of local mobile searchers visit a store the same day."No source given. It also does not describe home service work, where the contractor travels.
"Business Profile is 36% of local ranking."Google publishes no weights, and the guide that gave it cited none.
"Citations make you 18x more visible."The guide said only that studies reveal it, with no study.
"Local SEO costs a few hundred to a few thousand dollars a month."The guide that said it named no source. Scope decides price, so we quote after an audit.

Every claim on this page is labelled by type: what Google says, what experts rank, or our judgment.

What can we do, and what can we not promise?

We run the whole local SEO job for a contractor, and we cannot promise calls, jobs or ranking dates. Customers decide whether to call, and Google decides who ranks.

The ranking refund covers agreed map pack and organic ranking targets only. AI answer visibility is reported but excluded. We run this for HVAC and roofing companies first, then plumbing and electrical. Our SEO for contractors page shows how local SEO fits into the full plan, and our HVAC local SEO services page shows how we run it for heating and cooling companies. For roofers, see roofing local SEO services.

Who is local SEO not for?

Local SEO is not for businesses that want guaranteed leads, buy reviews or list an address they do not operate from to appear in more cities. Google does not accept those addresses, and it prohibits review manipulation. If you want an honest look at where you stand, request an audit.

No. Local SEO adds distance and the Business Profile, and it competes for the map pack. Regular SEO ranks web pages for a topic wherever the searcher is.

We report AI answer visibility in the audit, but we cannot control it, and it is excluded from the ranking refund.
